My only regret is that we didn’t call Dave sooner! My husband and I spent about two years tossing around ideas of how to expand our front-to-back split. In early 2019, we decided to start talking to contractors and after almost a year of planning (bringing us to early 2020), it was getting to the point where we weren’t even sure we would (or could) move forward with our expansion because we felt we were being jerked around with price and that nobody would be in our price range. We had already opened up the renovation loan with the bank and invested money into architectural plans, so we kept moving forward in hopes that we would find the right guy….. As a last resort, I asked the consultant from the bank if he had any recommendations for good contractors in Bergen County. He gave me a list of 4 names, Dave Pangione being one of them. My husband and I recall seeing Dave’s YouTube, and his BBB reviews were spectacular, so I reached out via email. We had nothing to lose at this point because I was ready to throw in the towel. Dave responded to my email within hours that he was interested in looking at our plans & providing an estimate. I had PDFs of my plans so I forwarded them over. Literally the next day (24 hours later), Dave emailed over an estimate that was unbelievably in our budget. Naturally I first thought that there had to be strings attached. I work in construction and know games that contractors play, by bidding low and slapping you with change orders from the moment you start. But fast forward to present day, the price was the price. We are about to move back home and here are some things that make Dave stand out against your average contractor: 1) He doesn’t play games or jerk you around. When he gives you a price, that’s the price. When he says the project will take 4 months, it will take 4 months (even during a global pandemic!) No games, no hidden costs. 2) He is in constant communication either by email or phone. He lets you know what is coming up in the next week and what items you have to take care of in the near future (ie- when to have the bathroom fixtures selected, when to have the tiles selected, etc). The build is so organized & managed you always know what’s going on and what’s up next. 3) The workers are always there. There are no lull periods where Dave disappears because he’s busy with someone else’s house. We had a terrible contractor a few years ago who took 4 months to renovate our family room & bathroom, a project that was 1/8 the size of what Dave did in the same time frame (4 months). Dave is there to build your dream home and get you back into it as quickly as possible so he can do the same for the next family. 4) He is accommodating. Because his original price was so reasonable, we had extra cash flow and the ability to do some additional projects that were not in the original scope. I gave Dave my wishlist at the beginning of the project and he took care of all the items, always letting us know what the cost would be before starting in case we wanted to change our minds. (Note: We didn’t because we knew we wouldn’t get a better price from someone else or better workmanship!) 5) You can rest assured that for the few months that you are not in your home that it is being cared for with respect. Besides being one of the most expensive decisions of your life, during a renovation you have countless strangers coming and going in your home. However, whenever we stopped by, the doors were always locked (back & front). The items we left in the basement and downstairs (area that weren’t being renovated) were not touched. Nothing was missing or broken. I was very anxious in the beginning about vacating, but the anxiety was short-lived when I saw that my house was going to exactly how I left it, and better! 6) Dave is always onsite. He doesn’t disappear once you sign the contract. This is exactly why your renovation gets done on time and your house is protected/maintained in your absence. He’s also hands-on. I recently stopped by to check on my house and found Dave there sweeping after all the workers had left and repairing/spackling a wall in our master closet. As mentioned above, I work in construction so I see how people get when they start moving up the ladder: they want to be project directors/executives and not do-ers anymore. They want to run jobs from their desk and delegate the hands-on work to others. Not Dave, Dave is there doing. Dave is there to resolve any issue that may arise. It’s Dave you deal with on day 1 and Dave you deal with on day 120. If you have made it all the way through my review, here is what you do next: call Dave. Don’t waste your time with someone else who will be $100k higher. Don’t call an architect to have plans made, call Dave: he’s got an architect. In fact, he’s got a guy for everything. Don’t do anything but call Dave. It’ll be the first & last call you need to make!

After years of planning on our own, Dave Pangione helped turn all our visions into a gorgeous reality! He worked patiently with us from start to finish to help us transform our 3 (small) bedroom 1 bathroom ranch into a gorgeous 4 (large) bedroom 2.5 bath 2 story home with a garage. Dave made the process easy and working with each of his sub contractors was a pleasure. The entire transformation was done in unprecedented amount of time and we were back in our home before we knew it. We highly recommend Dave and Pangione Developers.

7 years ago my wife and I bought our small ranch with the intentions of expanding it up and back. Everyone always says renovating or building your home is a nightmare that drags on for months and months. The time finally came for our expansion and this couldn’t be further from the truth with Dave and his crew. Dave truly takes care of things from start to finish and lays out the schedule of the job in such an easy way. He sticks to his timelines and schedules everything to flow seamlessly. We started our project in the middle of a the COVID-19 pandemic and we were very nervous we would be faced w/ delays. The overall experience with PDI is very good, I am giving a 5 star rating here, and would like to summarize in below points: 1) very professional and knowledgeable – Our first meeting with David was impressive, our house was a ranch, and we want to build a second floor to add more space for bedrooms and study room, he walked through the house, and straight away, he was able to map out the best layout for all the rooms, he also suggested to bring the laundry room to 2F, which is a very smart decision that we have never thought of. We want to add a mud room between the garage entrance and the kitchen, the existing layout cannot accommodate such a layout, but David was able to re-locate the entrance door, and make adjustment to the kitchen entrance, and is able add a spacious mud room to the area. This is one of the many good suggestions that he makes throughout the process. On top of that, he is very familiar with the building code of the town, that’s really a big plus in the whole remodeling process. 2) Nice Quality and attention to details – David takes pride in his work, and he delivers very nice work without compromise in quality. We visit the site throughout the construction process, and we are impressed by his attention to details. Typically in the final painting and finishing with the trimmings. He also has strong and professional construction teams to carry out the work. 3) very well organized and good communication – when we signed the contract, I was amazed by the level of details he puts in the contract, it spells the “time and action “ of each process, as well as the items required at each stage, very well organized , he also follows up by emails with “forms” making the process easy and painless. The communication with David is very effective and prompt, he answers his cell phone whenever we call , and is able to provide us with real time update on the work, and he will explain technical questions and issues that we may have. He also replies texts and emails promptly and effectively. 4) Most important – he delivers his work as schedule, he promised to complete the remodeling work in less than 5 months, and we are now moving back in 4-1/2 months. This is very important for us cos that saves us a lot headaches in dealing with temporary accommodation. All the best David, and I have no hesitation to recommend PDI to anyone for house remodeling . 5/5 easily! Dave was by far the most knowledgeable and competent contractor I spoke to before I decided to go with PDI with adding a 2nd floor to my home. Everything was outlined in the contract and the price was the price – no surprises. Whenever I had a question about anything (materials, permits, and even banking questions)Dave always knew the answer. He was available through telephone and email and always got back to me very quickly! There were times I was surprised how quickly he would email me back. The work itself is beautiful. A lot of compliments from neighbors, friends, and family. Everybody, including myself, was shocked how quickly it went too. The time frame you see from other reviewers and see on his YouTube channel/Instagram are accurate. Overall, I’m extremely satisfied with Dave and I couldn’t imagine working with anybody else. Even though our project is done, I look forward to seeing Dave’s other projects on social media.

Twenty years ago,we bought a 1950’s starter home that was far from perfect but suitable for a young family for at least a few years. Life had its own ideas, however, so we found ourselves still in this starter home that was clearly showing it’s age. We needed a new roof, new windows, new siding, etc., all of which would be costly and at the end of the day would put us right back where we started, needing space and trying to make do with small rooms, small closets and a dated house. After doing much research, we contacted PDI and met with David Pangione, who did a quick walk through of the house and was immediately able to tell us what we would be able to do based on the wish list we’d provided. We knew right away that he was speaking from a plethora of experience with homes and projects just like ours and knew how to best plan and coordinate with the building department to complete our project timely. I can’t begin to tell you how many people warned us about the nightmare of construction as comprehensive as ours. When they started demo on day one, it was admittedly a bit nerve wracking knowing there was no turning back at that point. But from that point on, PDI’s speed and efficiency made us completely comfortable as we could see our new house starting to appear before our eyes. Our neighbors and family marvel every time we see them about how quickly everything went up and how beautiful the house is. David also ALWAYS responds to calls or emails immediately, which speaks volumes. There was a situation half-way through regarding some dumping onto our property that involved the police. Without going into detail, Dave went ABOVE AND BEYOND helping us to resolve that matter, that he absolutely did not have to do. And it would likely not have been resolved without his intervention. But it epitomizes his commitment and professionalism. There have been a few small issues here and there, which is to be expected on any large project, but have always been resolved satisfactorily. Our home is in the final stages, and watching it all come together is very exciting and we can’t wait to move into our beautiful new home. If you are looking for a contractor to entrust your home to, look no further. We highly recommend PDI and know we will be enjoying our home for many years to come.

A year ago David and his team did a phenomenal job converting my beat up Cape to an amazing Colonial. From beginning to end, Dave was always front and center. The house was taken down to the floor boards with 1 wall remaining. An addition was placed in the rear and an entire 2nd floor was added. The attention to detail and moulding/finish upgrades are greatly appreciated. Everyone is always drawn to the large open kitchen that has an oversized island. This has been a challenging year for me but I have my new home to be proud of and be my retreat. I have to give all thanks to Pangione Developers and David Pangione on producing a wonderful home for my family.

Dave is professional and prepared. In my experience (and anyone I have spoken to) in regards to contractors the #1 complaint is about their availability and communication. I was very pleased to find out Dave over communicates and is available to answer questions throughout the day. I never once found Dave to be unresponsive to questions and on top of that the work done was great. Additionally, Dave had given us a timeline for the work to be completed (we gutted the entire first floor and added a 12 foot addition) and stuck to it. We were able to move in with the exact date we had in mind when we first met with Dave. I would def. recommend Dave/PDI as a GC.

My husband and I never thought we would be adding a second level to our house. We had a basic ranch and while it was good as a starter home, it would not have been suitable for our growing family. Dave re-did a friend’s house not to far from where we currently reside, that came out absolutely amazing. You hear many horror stories about how these type of projects go, so we sat down with 3 other contractors before going with Dave. Overall my husband and I got a good vibe from him. PDI recently complete a major renovation/conversion of our Glen Rock ranch to a beautiful and spacious 2-story colonial. The process can be long and stressful, but Dave and his team walked us through each step of way, and worked with us to make sure that our home turned out to be exactly the way we envisioned. My husband and I met with about 10 contractors last summer at our home. We showed them around and gave them our wishlist of things envision in our renovated home and requested bids from all of these contractors. Dave was the ONLY one that not only kept his word on time-frame of when he would let us know but he also put everything in writing. In addition, he provided us with references of families that he had renovated their home and when we spoke to them they couldn’t stop talking about how amazing he was. Of course, my husband and I were able to see that for ourselves working with him these past couple of months. From day 1, Dave kept to his initial word and helped us put all of the items in our wish list onto our plans and still stay within our budget. I can’t rave enough about his professionalism, attention to detail and even how easily he is able to sketch out things that we had troubling envisioning. You’ll hear most of the same with what other reviewers have already mentioned, so let me take a bit of different angle here. It took us almost 2 years to get our house addition underway with the vetting process for the right contractor. Cramped for space in a Cape Cod style house that was built around 1920s; and like others in the same boat, you add in the mix of a growing family with an urgency to ditch or fix the place. With a baby on the way, we were so glad to have come across David (a friend saw his mail ad and passed it on to us — and here I was going all high tech with online searches….go figure). Right from the get go, he answered all our inquiries about our plans, whereas most other contractors were not willing to entertain ideas and had their own agendas in mind. David and his team are one of a kind who not only transformed our place into a beautiful home but where we can grow into as a family and create new memories. We added a whole new 2nd floor with 3 decent sized bedrooms, 2 baths, with a laundry area; and redid our entire main floor with a new kitchen!! Mind you, the kitchen was added later to the contract after all the papers were signed and plans submitted to the township! David simply worked courteously with us to get that addition added quickly into the plans and we are sooo GLAD we decided to get that done with him vs. thinking about doing it later for various reasons but mainly financial. All this was done in about 4 months while other contractors were giving us not only higher quotes, but longer time frames. Everything was coordinated and handled by David smoothly (except for anything that is required by the home owners of course.. like picking out tiles, hardware..etc.). David and his team are diligent and fast, but rest assured, there’s no compromise in quality! David was the ONLY contractor who requested to move our furniture and take a look at the crawl space of our so called 2nd floor attic to understand and give us a proper quote of what may be involved with the project. That was one of the first signs we got to really pursue the project with him, and of course his professional handling with the rest of the process till the signing of the contract, further sealed the deal. He fixed so many issues like redoing the crawl space under one of the main floor rooms that was not built well originally, and sealed all the drafty areas completely with a proper entry access door to it. Gave us close to the exact type of floor plan and rooms that we thought were possible with our space (all of course contingent upon the township code and requirements), while other contractors were playing “footsies” with the plans and pricing. That just shows real respect for his customers and speaks volume of his character in this line of work. Sure, there will be differences along the way in some aspects of the process due to the nature of such a big job as an addition, but David remains professional and works with you to get the job done in the best possible way! Basically with all the big changes going on in our lives, it was great to be at least stress free from a huge financial undertaking to renovate our place. You literally give him the house keys and just pack up and walk away to come back to a wow factor!! We couldn’t have asked for a better contractor for the job. We are lucky enough to be able to get such a job done in the first place, and twice as lucky to have found David. Bottom line is, you can take your time and do your research; or just save yourself the hassle and give David Pangione a call. Many thanks to D. P. and his team!! Dave Pangione and his team did a very large renovation job on an old home that went without repair for some time. New roof, siding, central A/c, new electric, paint, and transformed a family room into a beautiful new modern room with a great porcelain tile floor. They re-modeled a bathroom that looks fantastic. Dave is always reachable and fast to respond. He addresses everything immediately and precisely. Dave also went above and beyond when he saw things that could be fixed that were not part of the contract. This was very helpful to my senior citizen father and me! His experience in the business is paramount. I would hire Dave and his team again for certain. Most important, a budget was set and he stayed within 100%.

He gave us a detailed contract that outlined everything that was and was not included and all of our payments so there were no surprises. The work that his team completed in our home was beautiful and well done. They paid attention to each detail and I am very particular. I feel that he customized our home, adding woodwork that I described we wanted perfectly. He was always willing to add or change things to our tastes and preferences. If you want your home addition done flawlessly and on schedule then I highly recommend Pangione Developers. I truly can not recommend this company enough. Our home is literally a dream come true and the process was very easy having one person running everything and handling any issues that arose. We’ve been back in our home almost three months since Dave and his crew completed our add a level renovation. We moved in New Year’s Day and had a baby two weeks later so the crazy newborn phase is over and we finally have a moment to give DPI a review they deserve. Like we said above, we knew we were expecting a baby mid January when we signed our contract in June. Time was going to be an issue for us and the estimated timeline that Dave gave us was very accurate. We had a two bedroom, one bathroom ranch and we were adding three bedrooms and two bathrooms on a second level. We also had our hardwood floors on the first floor redone. Our roof came off the first week in October and we were able to move back in the week of Christmas. Dave had estimated 12 weeks and it ended up being a little less than that. Working with Dave was nothing less than professional and proficient. Dave took care of everything regarding permits with the town, and paperwork with the bank. He’s very familiar with the process and with what the town and the bank were going to need. He was in constant communication with us and his response time to phone calls and emails was immediate. He has an extremely hard working crew. Our neighbors were amazed at how fast they moved along. We thought the painters were a little sloppy with minor splatters and minor bleeding through paint tape, but if you’re looking for a home renovation that is completed in a timely fashion with a trustworthy and reliable contractor, DPI is your answer. We can’t thank Dave enough that we were able to welcome our new baby into our beautiful new home.

Based upon a recommendation from a family friend and excellent reviews on the internet, we signed up with Pangione Developers, Inc. thru it’s President/Owner, David Pangione. It was a complete renovation/kitchen extension/second level addition on an existing 1950’s split level home. From the planning stage, acquiring permits, demolition, construction, and final move in, all were handled in a timely fashion (4 months) compared to other contractors which could probably take 8 to 12 months to finish with this particular project. Dave is very professional, organized, communicates promptly, and knows how to manage and schedule his reliable crew and subcontractors. Because of his childhood training, expertise, and experience on the trade, he would suggest and modify some areas to make the project more appealing and gorgeous. Most of our friends who first saw the house were all in awe and impressed by its transformation and would say, “wow, can I live here?” My family couldn’t be happier and thankful to PDI thru Dave for giving us a beautiful home to live in and enjoy for years to come. I definitely would recommend Pangione Developers, Inc. to our relatives and friends and to those who are contemplating of renovating their home.

Dave and his team were professional in their approach to the scope of work that was to be performed on my house – it was a cape cod and we did an addition going up adding a few bedrooms and a bath. We appreciate the extra space that we now have and the due diligence that was given to our project. Dave has the knowledge and experience in the field and even though at times we may have agreed to disagree on certain things, we always found a way to work around it and get things resolved. Things can get stressful especially with kids in the house and with the time it takes to get your project completed but in the end it is worth the effort and wait.

Starting with the initial contact, where we explained what we were seeking and he explained what the process of remodelling and rebuilding would warrant, his descriptions of each phase of the project were comprehensively detailed. I am writing this review almost 2 years past our construction start. Everyone writes reviews after a job is complete, so I wanted to write a review so everyone can see the quality of a completed job. From the very first meeting with Pangione Developers everything ran very smoothly. We were treated with great respect on all our requirements to add –a-level to our Cape Cod home. They handled everything, the plans, and the permits. Everything was disclosed up front. As a fan of the home remodeling shows on TV, I was hesitate to do construction with 2 children and have things go wrong. I can honestly say the only thing that went wrong was with the city and zoning. But David Pangione took care of everything, he modified our plans without hesitation and without any inconvenience to us at all. The job was done with respect and courtesy as to accommodate our family. I’m extremely particular and when I wanted something changed, he changed it! You can’t find many contractors that listen and do exactly what the client is asking for. David Pangione is that contractor! I know I probably drove him a bit crazy, but he never showed it and he always accommodating. He made the construction process stress free. I have since recommended him to two others and will continue to recommend him. You will not be sorry using Pangione Developers. Quality – Well when your town’s building inspectors approaches your and says, “You have a great contactor, he really pays attention to detail and actually goes above code”. You know you are in good hands! It’s was very reassuring that I knew the job and workmanship that we received was Top Notch. As I stated at the beginning, it’s been almost 2 years since our Add-A-Level was done, and I am as happy today as the day it was completed! We recently completed a project with Pangione Developers Inc (PDI) to transform our old 1950’s cape cod home into a modern colonial style residence. From the start of the process it was clear that working with PDI was going to be different than the other contractors that we received bids from. PDI’s knowledge and command of “add a level” projects is nothing short but impressive. To support this statement you simply need to check out their YouTube channel which has around 700 short videos showcasing various stages of their projects (including a number of videos of my home). The communication and responsiveness from PDI throughout the project was excellent. There was never a moment where we were left wondering what was going on. The coordination and scheduling of the trades was also very impressive. There were days where PDI had 5 separate crews working simultaneously on site. The speed and quality of craftsmanship were also very important to us as we are expecting a child and needed the project completed quickly but done well. This is an area where PDI shines. They removed the old roof (along with our entire second floor), built the new 2nd floor structure and then had the new roof installed (fully shingled) and sheeting completed within 5 days! The entire project took only about 12 weeks and we could not be happier with the outcome. A number of our friends/family have visited since completion and were absolutely stunned with the transformation. A few even encouraged us to submit before and after photos to magazines as it could easily be featured in one. Overall, I would highly recommend considering PDI if you are looking for any major construction project on your home. We have already recommended PDI to a number of our friends who are in similar situations with growing families that need more space. A very happy PDI customer – Mike P

We recently did an add-a-level with Dave Pangione and I couldn’t have been more pleased. We needed to overhaul the entire second floor and open up the current footprint on the first floor. Th scope of the job was not to be taken likely as it affected the entire house top to bottom. My husband lined up six contractors to interview and each one was talented, but we didn’t find the right fit until we met Dave. He spoke about projects he had done and ones he was working on currently. There was something about how he renovated his childhood home and the passion about his work that came out in that interview. Then his ideas were perfectly aligned with ours. He was even able to hit the exact price point for us as well. The work was started on time and truly took the 13 weeks that he had said it would. Dave was on top of the permit process and what we needed to pick out and have ready while being the utmost professional. He even referred us to some excellent vendors for our cabinets, countertops, new fireplace, etc. We couldn’t have asked for a better experience. We still have walkers, runners, and neighbors stop by and ask who did our house and ask for his number. I would say that we would use him again in a heartbeat, but he did such a good job overhauling the house. I don’t think we’ll need him again for a very, very long time.

David Pangione is a 3^rd generation builder. David grew up in a family of 4 boys during the 70’s, Dave says “ mom would ship me off to work with dad as early as 5 years old. I grew up on job sites with dad as he built thousands of homes in the tri state area. It is during these years that I learned building inside and out.”
